Oversees the orderly growth and development of the County, seeking to balance economic growth with environmental protection and historic preservation. It is mandated by law to approve subdivision of land within the unincorporated areas of the County and offer recommendations to municipalities on zoning referrals. The staff processes and reviews subdivision applications and zoning referrals and makes recommendations to the Planning Commission, as well as advising the County Executive, the County Legislature, and County departments in regard to the physical development of the County. Publishes reports on Nassau's changing population, economic climate, status of recreational and health facilities, senior citizens, transportation, land and use provides facts about communities, educational facilities, income, zoning regulations, population, transportation facilities, recreational facilities, etc. holds conferences and public information meetings on topical planning matters reviews all zoning changes and variances that are proposed within 500 feet of a municipal boundary, county or state highway, or public facility authorizes subdivision of land in unincorporated areas of county reviews subdivision maps and inspects public improvements on new subdivisions acts in coordination with Metropolitan Suburban Bus Authority (MSBA), LIRR and Metropolitan Transportation Authority (MTA) for Nassau County.
